INTRODUCTION

The recording of a LIS PENDENS is the initial step of the Mortgage Foreclosure process. The Online System for Mortgage Foreclosure Research allows you to navigate through the images of
all LIS PENDENS documents recorded on a given date or date range. It also provides tools to obtain historic recorded documents for the property (Mortgages and Deeds) as well as property
appraiser records (addresses, maps, sales and tax information).

This is the initial step of the research. You can click on any of the dates under Quick Links to research on all LIS PENDENS recorded on that date. In parenthesis you
will find the number of documents pertaining to each recording date. The Quick Links cover up to 30 days prior. You can also research all LIS PENDENS recorded in a date
range or dates not covered by the Quick Links. Dates must follow the mm/dd/yyyy format. Also, if you know the Clerk's File Number you can retrieve a specific LIS PENDENS image.

Once you submit your search, the LIS PENDENS Search Results Page will display. This Page will show the image of the first LIS PENDENS recorded on the date or date range
entered. The LIS PENDENS is usually one page long. Use the image viewer toolbar shown in Figure 4 to navigate the LIS PENDENS pages.

The navigation links ( << < > >>) located on the side of the current image allows you to browse through the rest of the LIS PENDENS.
If you want to go directly to a specific document, input the document index on the corresponding box and press the <Enter> key.
The BACK TO SEARCH link takes you back to the LIS PENDENS Search Page. The Clerk's File Number and Group ID for the current LIS PENDENS are displayed above the
image. See Figure 5.

The PUBLIC RECORDS link opens the Search Public Records Page. In this page you can view historic records for the property (Mortgages, Deeds, LIS PENDENS, etc.). Satisfaction
of Mortgage, Mortgage Assigments, Liens and Judgments are not indexed by legal description and must be searched by owner name. Use our online Public
Records System for these items.
If the LIS PENDENS has been indexed, we will be able to automatically locate recorded documents for the property. If not, you will be prompted to provide the Property's Legal Description
found in the LIS PENDENS image. See figures 4 and 5.
If we are able to locate the property in the Property Appraiser Office Web Site, a window will pop up showing the property appraiser records.
Tip: Allow Pop Ups for our site for the application to work properly.

The PROPERTY INFO link opens the Property Appraiser Office Web Site. In this Page you can obtain Address, Map, Sale and Tax Information for the property. For some cases we will
be able to locate the property automatically. For other cases you will be prompted to provide the Folio Number, Owner's Name or Address to locate the property. You can find this information by browsing
the images of the recorded document.

If the LIS PENDENS has been indexed by Legal Description the application will automatically display recorded documents available in our database. If you feel the results are not valid
you can always change the search criteria by clicking the BACK TO SEARCH link. You can also report this to us by using the Report a Problem with this Document link in the
LIS PENDENS Search Results Page.
If the LIS PENDENS has not been indexed by Legal Description yet, you must type it in.
The Legal Description can be located anywhere in the body of the LIS PENDENS or as an attachment in a separate page. There are different legal descriptions for houses and condos. Legal
Description for Houses includes a Lot Number as well as a Block Number. Legal Description for Condos includes a Unit Number and may include a Building Number. Both descriptions may include a Plat Book
and Page. In some rare cases, Legal Description for Houses does not include Plat Book and Page but Township, Range and Section. Figure 4 shows a legal description for a House and Figure 5 shows a legal
description for a Condo.

Tip: If the legal description contains amendments for the Plat Book and Page always use the original for your search. See Figure 7.
Tip: Parcel in the legal description of a condo refers to the Unit.
Once you submit your search you will obtain the County Recorder's Record Search Result Page. If a valid Folio Number can be located among the recorded documents we will
automatically pop up a new window showing the page for the property in the Property Appraiser Office Web Site . If not you can always locate the Folio Number or Property
Address by researching the images of the recorded documents. Use the
link to open the County Recorder's Record Search - Image Display Page. You can find links to the Property Appraisal Office Web Site (PROPERTY INFO) above and
below the image.
